How to declare a property abroad?

Do you own a property abroad? Declaring it is an obligation.

Do you own a property abroad, such as a holiday home or a plot of land? You must declare it to the Belgian cadastre and include it in your tax return.

💡 By declaring your foreign property, the Belgian tax authorities will assign it a cadastral income*. This cadastral income is a notional income that serves as the tax base for your real estate income.

* The cadastral income corresponds to the net annual rental income you would have received for that property in 1975 if you had rented it out. When used in the tax return, it is of course indexed to bring it to a current value.

One-time declaration to the Belgian cadastre

You are required to declare any property located abroad: the purchase of an existing or new property, as well as any sale or modification of the property.

You have four months to declare your property, otherwise you risk fines. This deadline is reduced to one month in the event of a modification to the property or if it is a newly built property.

This declaration is made through a specific section of MyMinfin.

💡 Once the cadastral income of the property has been established, you will receive an official notification. You then have two months to lodge a potential objection.


Every year in your PIT return

You must include the cadastral income of the property in your tax return. This serves as the basis for calculating the real estate income from your properties.
